Three (3) BREEAM In-Use important updates!
BRE has just announced three important updates for the BREEAM In-Use (BIU) scheme during the first BREEAM Assessor Quarterly Update of the year and we have already summarised for our readers the key messages to take home, with the support of some screenshots taken from the slides shown during the session.
Net Zero Carbon (NZC) trajectory and climate transition functionality
A new NZC trajectory tracker has been launched for those Clients who would like to assess their assets against Part 2 (Building Performance). This tool is now incorporated into BIU and is aligned to the CRREM targets for both the energy efficiency and the carbon intensity. The assessment will take into account the building type and the Country that the asset is situated in.
The graphs provide a visual indicator of whether a building is on track for net zero, as defined by the CRREM framework for both carbon and energy. And if the building is not quite on track to meet NZC status by 2050 it would show an indicative timeline by which asset owners would need to take action and to manage the risk associated with their assets to make sure that the building stays aligned with a net zero target in 2050.
The good news is that if Clients are happy to provide the operational energy data for BIU Part 2 then the only extra step for us BIU Assessors is to select the CRREM building type under the Basic Building Details section to easily generate reports in PDF and/or graphs for each of the assets with their CRREM carbon and energy trajectories.
This new functionality is already available in over 40 countries in Europe, China, South Korea, Australia and BRE is working on a few more. An example of what the reports looks like is provided below:
Client-level portfolio report
The next improvement is aimed at helping Clients and asset owners manage their assessments across the portfolios. The portfolio owner would have to log into their account(s) and then would have a view now of the assets within that portfolio along with some of the key information about each of their assessments.
For those of you who are already familiar with the BIU portal’s definitions, please note this can only be carried out by the “Portfolio Owner” (not the Portfolio Manager) and was developed as a way of helping Clients manage their assessments and to obviously report against them.
If a portfolio owner logs into their account and checks the assets tab as they log in, they’ll be able to generate an online portfolio report. This would open a new page listing all their assets and a few other data points which align with third-party reports and requirements, including frameworks such as GRESB.
They will also be able to download a CSV file to help the integration of this reporting a bit more. An example of BIU portfolio report is shown below:
BIU version 7 transition plans
As you may already know, BIU version 6 (v.6) is in development and, while at present BRE cannot confirm an exact date for the launch of the new version 7 (v.7), they still wanted to share the transition plan to allow BIU Assessors to guide their Clients with their forward planning of their asset certifications.
This is going to be a phased transition with new BIU assessments able to be registered still on the current version for six months after the launch of the new one. They will then have a further 12 months to complete the v.6 assessment from the point of registration.
If Clients have a v.6 certification that is set to expire during this period, they will have the option to recertify against either version 6 or upgrade to v.7. If an existing v.6 certification expires after this period, they’ll need to be recertified against v.7 at the end of it. Similarly to the previous version, a v.7 certification will expire three years after the certification date.
