GRESB Results 2026
The final GRESB Benchmark Reports were released globally on 1st October 2026 and we would like to congratulate our clients for some remarkable results achieved this year!
Here’s some statistics that summarise the tremendous effort made this year by our team led by three certified GRESB 2026 Accredited Professionals:
- 27 Benchmarks obtained across two Regions: EMEA (11 Countries) and APAC (1 Country)
- Representing $21+ billion GAV, 521 AUM, 12+ million sqm of floor area
- 50% of our Clients’ entities achieved 5 stars, one fund in both Development and Standing Investments
- Developments: top score exceeding 99/100, including seven GLOBAL top performers (Sector Leaders)
- Standing Investments: top score exceeding 91/100 and average performance improved by 1.7 points from 2025
- 96% of our Clients’ submissions have obtained a Green Star
If you are interested in the GRESB general results and would like to better understand how the Real Estate participants performed at this year’s submissions, we have summarised the key insights below for our readers.
- Real Estate participants in 2026: 2,000+
- First time participants in 2026: 200+ (46% from Europe, 26% from the Americas, 21% from Asia and 7% from Oceania)
Development Benchmark 2026
In 2026 the Development Benchmark’s average score across all GRESB participants is 86.2/100 points. Last year’s average was 88 points, hence the average Development scores have dropped compared to 2025 (courtesy of DMA2 and DWS1 in our opinion!).
On average GRESB participants scored 27.8/30 points in the Management Component (2025: 28/30) and 58.5/70 points in the Development Component (2025: 61/70).
The 5-star system scoring this year is as follows:
- bottom quintile (1 star): 1.7479 – 76.125 points
- 2 stars: 76.2741 – 85.9478 points
- 3 stars: 86.0754 – 93.375 points
- 4 stars: 93.3789 – 98.1428 points
- top quintile (5 stars): 98.175 – 100 points
Hence the worst performing entity’s score is 1.7479/100 (it was 22.65 in 2025) and the best performing 20% entities participanting in GRESB 2026 are now within that 1.825 percent of scoring from “perfection” (100/100). For reference, last year’s 5-star band started at 97.7322 points.
Development Global Sector Leaders this year start from 99+ points (same as 2025).
Standing Investments Benchmark 2026
In 2026 the Standing Investments Benchmark’s average score across all GRESB participants is 80.9/100 points. Last year’s average was 79 points, hence the average Standing Investments scores have increased compared to 2025.
On average GRESB participants scored 27.8/30 points in the Management Component (2025: 28/30) and 53.0/70 points in the Development Component (2025: 51/70).
The 5-star system scoring this year is as follows:
- bottom quintile (1 star): 15.5394 – 73.5387 points
- 2 stars: 73.6338 – 81.1978 points
- 3 stars: 81.2204 – 86.75 points
- 4 stars: 86.7518 – 90.7732 points
- top quintile (5 stars): 90.7785 – 97.6613 points
Hence the worst performing entity’s score is 15.5394/100 and the best performing entity reached 97.6613/100. For reference, last year’s 5-star band started at 89.5397 points and the top score was 97.7272 points.
Standing Investments Global Sector Leaders this year start from 96.6613+ points, slighly lower than 2025 then.
Scoring breakdown into E, S and G categories
Based on this year’s disclosure, these are the average scores across the three main ESG dimensions reported by the GRESB 2026 participants:
- Environmental indicators are related to actions and efficiency measures undertaken in order to monitor and decrease the environmental footprint of the portfolio.
- Social indicators are related to the entity’s relationship with and impact on its stakeholders and the direct social impact of its activities.
- Governance indicators are related to the governance of environmental, financial, and operational sustainability policies, procedures, and approaches to sustainability at the entity level.
Development:
- Environmental GRESB average: 42.8/53.0 (2025: 43/51)
- Social GRESB average: 21.7/23.2 (2025: 23/25)
- Governance GRESB average: 21.7/23.8 (2025: 22/24)
Standing Investments:
- Environmental GRESB average: 45.7/62.0 (2025: 44/62)
- Social GRESB average: 17.0/18.2 (2025: 17/18)
- Governance GRESB average: 18.1/19.8 (2025: 18/20)
Benchmark reports | Key definitions
The GRESB Score is an absolute measure of the entity’s sustainability performance, out of 100 points.
The GRESB Average is the average score of all entities with a GRESB Score in the GRESB Universe.
The GRESB Rating is based on the GRESB Score and its quintile position relative to all participants in the GRESB Assessment, with annual calibration of the model. If the entity is placed in the top quintile, it will be a GRESB 5 Star-rated entity; if it ranks in the bottom quintile, it will be a GRESB 1 Star-rated entity.
Real Estate entities with a score higher than 50% of the points allocated to each relevant component will receive the Green Star designation, highlighted through a distinctive markup in the Scorecard and Benchmark Reports. This includes entities with more than 15 points in Management and 35 points in Performance OR 15 points in Management and 35 points in Development. Unlike the GRESB Rating, which is a relative rating, the GRESB Green Star is a rating on absolute performance.
As the GRESB benchmarking system evolves every year, it is of paramount importance to keep up with the latest key updates that reflect the current materiality issues and industry standards. This is why GRESB has launched an annual Accredited Professional (AP) program which distinguishes individuals with the skills to collect, manage and report on sustainability data within the latest GRESB Assessments. Designed to elevate industry standards and foster sustainable practices, the GRESB AP program represents a significant advancement in the real assets space and is intended for those professionals who want to regularly (i.e. at least on an annual basis):
- Gain recognition for their familiarity with the evolving GRESB Assessments
- Demonstrate and improve up-to-date sustainability and reporting knowledge
- Strengthen internal reporting capability and preparedness
- Join a global community and invest in their future
